Trusted by developers and private clients across the UK.
What Is an EPC?
An Energy Performance Certificate (EPC) rates the energy efficiency of a home from A (most efficient) to G (least efficient). It’s a legal requirement when:
✅ A new home is built
✅ A property is sold or rented
✅ You’ve completed a major conversion or material change of use
EPCs are based on SAP calculations and include improvement recommendations.
When Is an EPC Required?
You’ll need an EPC if you are:
🏠 Completing a new build home
🏚️ Converting a property (e.g. barn conversion, office-to-residential)
🛠️ Extending a home with significant changes to energy usage
🏢 Selling or letting a property in the domestic market
🧾 Submitting documentation to Building Control or mortgage providers
Starki coordinates the process from instruction through to report delivery, ensuring minimal disruption to your schedule.

FAQ
Who can issue an EPC certificate?
Only accredited Domestic Energy Assessors (DEA) can issue an EPC. All EPCs coordinated by Starki are delivered through certified professionals and registered on the national database.
How long does it take to receive an EPC?
Once we have your as-built SAP report and building info, EPCs are typically issued within 1–2 working days.
Do I need an EPC for an extension?
Not usually — unless it’s a large glazed extension requiring SAP calculations. However, you will if the extension creates a new dwelling unit or if a separate EPC is required by Building Control.
Can you issue SAP and EPC together?
Yes — most of our clients instruct SAP + EPC together, as the SAP report is required to generate the final EPC. Only accredited Domestic Energy Assessors (DEA) can issue an EPC. All EPCs coordinated by Starki are delivered through certified professionals and registered on the national database.
