What Is Sound Insulation Testing?
Sound insulation testing measures how well walls and floors reduce the transmission of sound between attached dwellings (e.g. flats, semi-detached houses, HMOs).
Under Approved Document E, you’re required to test the performance of separating elements before project handover.
There are two key tests:

Do I need a sound insulation test for every property?
Not always. Detached properties are usually exempt. However, new builds or conversions with party walls or floors (such as flats, semi-detached houses, or HMOs) will typically require testing under Part E of the Building Regulations.
When should the sound test be carried out?
Pre-completion. The test should be done once construction is complete, but before final handover or Building Control inspection. All partitions, doors, windows, and finishes must be in place, and rooms must be empty.
How long does sound insulation testing take?
Most tests are completed in 1–2 hours, depending on site access and the number of separating walls/floors. You’ll receive your report the same day.
What happens if my property fails the sound test?
We’ll advise on the likely cause and recommend improvements. In many cases, simple upgrades to sealing, insulation, or floor build-up can help your project pass on retest.
Is sound testing a legal requirement?
